2023 Triennial Update

This data details Clermont County's Triennial Update.  The program involves a study and analysis of sales that have taken place in the past three years in order to determine whether a change in market value has taken place since the last Revaluation. As the name indicates, this program is designed to update market values and , therefore, to update assessed values.
This program is required by law to equalize values. It is not designed to necessarily increase or decrease taxes, but to keep property values up to date with current prices paid for properties in accordance with the laws of the State of Ohio.  Ohio Revised Code Section 5715.33 requires that the County Auditor revalue all real property every six years, and update those values in the middle of each revaluation cycle or in the third year. In Clermont County, the last revaluation was effective for the tax year 2020 and the next update will be completed for tax year 2023 which is payable in 2024
Market changes and trends in appraised property values in Clermont County are based on recent sales, property types and location.  The data is analyzed for trends in the market and values are equalized based on sales factors specific to each neighborhood area.  Therefore, changes in value will vary between neighborhood areas.  There is a direct correlation to your value and the sales of similar properties in your neighborhood. 
Property owners can review this data to help provide context for how property values throughout the county have changed over the last three years.  This data is based on the 2023 Triennial Update, which values are determined as of January 1, 2023. The 2023 Triennial Update values are based on an analysis of the sales data to adjust values where necessary to show value changes that have occurred over the last three years.  Market value is the most probable price a property would bring in a competitive and open market under all conditions requisite to an arm’s length transaction, a willing buyer and seller.
